What it costs, without the platform in the middle.
From THB 2,000 a night for a short stay, from THB 30,000 a month for a long one. Every rate below is what you pay us directly — there is no booking platform taking a commission out of it.
Two ways to stay.
One month or longer. The longer the booking, the better the rate — and most of our guests are here for one to three months. Detail on the long-stay page.
The same 148 sqm apartment, by the night. Rates move with the season.
Come back and book with us again and it comes off the rate.
Rates vary by season and by apartment, so the number above is a floor, not a quote. Send your dates and we’ll come back with the exact figure — usually the same day.

How it actually works.
- Send your dates through the contact form, or message us on WhatsApp. Tell us the party size and whether you want ground floor or upper.
- We reply with the exact rate and what is free. A person writes it, in English.
- Confirm with a deposit by bank transfer. We’ll send the details.
- Arrive between 2:00 and 5:00 pm, check out by 11:00 am. Flight landing awkwardly? Tell us in advance and we work around it.
