The place itself

Are you inside the Sheraton, or separate?

Separate. Sunvillas is independently owned and operated — in the same gated Hua Hin Blue Lagoon compound as the Sheraton, sharing the grounds and the lagoon, but not part of the hotel. Guests can access Sheraton facilities — pool, gym, spa, tennis, restaurants — on promotional family rates (from THB 800/day · 2 adults + 2 children) paid directly at the Sheraton Fitness Center. We're a serviced residence — your own apartment with room to settle in, rather than a hotel room.

How far is the beach?

About 8 minutes walking through the resort grounds — a little more or less depending which building your unit is in. We're not on the beach — we're set back from it. The trade-off is a quieter lagoon pool and less crowded surroundings. If you want beachfront, we're not the right choice; if you want a quiet pool and a short walk to a calm beach, we are.

Is the Wi-Fi reliable?

Yes. Each apartment has its own router with its own password (on the laminated card inside the unit). Typical speed is comfortable for video calls, streaming and remote work. If the Wi-Fi ever plays up, message us and we'll fix it the same day.

Is the neighbourhood safe?

Yes. The compound has 24-hour security at the main gate. This stretch between Cha-Am and Hua Hin is one of the quieter parts of Thailand — guests walk to the beach, restaurants and shops routinely. And we're reachable on WhatsApp around the clock if you ever need anything.

How do I pay if I book directly?

Bank transfer to our Thai account (details sent with your quote), international wire, or cash in THB on arrival. Credit card is possible — we'll confirm which terminals work at time of booking. Direct bookings typically beat the OTA-listed rate, and returning direct guests receive a further 5% off.

What's your cancellation policy?

Cancellation terms follow the channel you booked through. If you booked via Booking.com, Agoda or Airbnb, your confirmation email has the exact policy. For direct bookings we confirm the terms with your quote — typically aligned with our Booking.com policy for fairness. Ask anything up front; we'd rather answer in advance than surprise you later.

Can I bring extra guests?

Standard occupancy is four guests (king master + twin second bedroom). Each additional person is THB 500 per night — a fifth guest sleeps on the day bed in the master bedroom, a sixth on the sofa. Please tell us before arrival so we can prepare linens. Unregistered guests aren't permitted — the apartment is insured and registered for a declared number of occupants.

Are pets allowed?

Unfortunately no — the condominium management prohibits pets in the building. We know this disappoints some guests; we're sorry we can't accommodate.

Can you handle early or late arrival?

Standard check-in is 2:00–5:00 pm and check-out by 11:00 am. Arriving on an early flight or a late train? Tell us in advance — with notice, we always find a way to accommodate.

What's included in a monthly long stay?

The apartment, Wi-Fi, and full use of the 1.25 km lagoon pool. Weekly cleaning service is required for stays over 5 days at THB 800 per clean — fresh linens, towels, and a full refresh mid-week; extra cleans are available any time on request at THB 800 each. Electricity is metered at THB 7/unit and water at THB 30/unit. A refundable deposit of THB 15,000 is collected on arrival and returned on checkout — for longer stays the deposit is capped and negotiable, so a season-long guest isn't paying a month-by-month total; just ask. Sheraton facility access is optional at promotional family rates.

What does a realistic monthly bill look like?

For a typical 30-day stay in a Lagoon View unit: rent THB 30,000–40,000 · weekly cleaning ~THB 3,200 (4 cleans) · electricity typically THB 6,000–9,000 depending on air-con habits · water ~THB 600. Total out-of-pocket: roughly THB 40,000–52,000 for the month, plus the refundable THB 15,000 deposit. We'll give you an itemised quote for your exact dates.

How can I keep my electricity bill lower?

Turn off the two living-room AC units (2 × 36,000 BTU) at night — that alone typically halves the electricity portion. Set the air-con to 26°C rather than colder, close doors and windows while it runs, and use the ceiling fans — they're almost free to run.

Why is electricity not included in the rent?

Because our apartments are big and properly air-conditioned — four units per apartment — and usage varies enormously between guests. Metering at THB 7 per kilowatt-hour (the same rate Thai residents pay) keeps the base rent low and means you only pay for what you actually use. The meter photo is taken together at check-out and reconciled transparently against your deposit.

How do I get to Hua Hin town from Sunvillas?

Sheraton taxi: THB 300 per trip (up to 4 people). Public shuttle from the compound entrance: under THB 50 per person, roughly every 30 minutes. Ride-hailing apps also cover the area. The full guide with all options and prices is on the Getting Around page.

Do I need a car for a long stay?

Not strictly, but it helps. Many guests rent a small car for the month — typically THB 18,000–25,000 — for total freedom to reach golf courses, day trips and grocery runs. Avis Hua Hin and local operators both serve the area; contacts are on the Getting Around page.

Is there medical care nearby?

Yes. Bangkok Hospital Hua Hin is about 25 minutes away — on the far side of Hua Hin — and used to international patients, with English-speaking doctors. Dental and optical clinics are in central Hua Hin. Emergency numbers: 1669 for ambulance, 191 for police. We'll point you to the right place if anything comes up during your stay.
