Getting settled in
Your apartment is 148 sqm across two bedrooms, two bathrooms, a full kitchen, living area, and a private terrace. A few minutes of setup and it'll feel like home for as long as you're staying.
- Wi-Fi: password is on the laminated card on the dining table and on a sticker inside the TV cabinet door. If it isn't working, unplug the router for 30 seconds and plug it back in — that fixes 90% of issues.
- Air conditioning: remote control is in the living room. Set to 26°C — any colder wastes electricity. Turning off the two living-room ACs at night cuts your bill by about half.
- Hot water: instant heater per bathroom, switch on the wall. Takes 2 minutes to heat.
- TV: cable + satellite channels. Remote on the coffee table.
- Kitchen: electric cooktop, microwave, toaster, kettle, fridge/freezer. Cookware and dishes for 6 in the cabinets.
- Washer: located in the bathroom corner. Detergent supplied.
- Safe: inside the master bedroom wardrobe. Set your own code when you arrive.
- Rubbish: bins emptied on every clean. If full sooner, leave the sealed bag outside the door and message us.
The 1.25 km lagoon pool
The lagoon snakes through the entire resort compound — deep enough for proper swimming, long enough to count as exercise if you like. It's one of the longest residential pools in Thailand and the reason most guests come back.
- Quiet hours: early morning (6–8 am) and late afternoon (4–6 pm) are best for laps. Families gather mid-morning and early afternoon.
- Children's pool: in front of Building S9, separate from the main lagoon.
- No glass bottles or food in the pool area (house rules).
- Towels: if you've registered for the Sheraton Privilege Card (see Section 3), pool towels are available from the Sheraton. Otherwise, use the towels from your apartment.
- Walking to the beach: through the resort grounds, about 8 minutes — a little more or less depending which building you're in.
Sheraton facilities access
Sunvillas is independently owned and operated, in the same resort compound as the Sheraton. The Sheraton Privilege Card opens up their gym, spa, pools, tennis, and restaurants on promotional rates. Register at the Sheraton Fitness Center on arrival if you want it.

The five Sheraton restaurants

- Sundara Lounge — lobby bar. Light snacks, cocktails, soft afternoon sounds. Good for a quiet hour before dinner.
- Salas Pool Restaurant — Italian gourmet in a Thai pavilion setting, surrounded by the lagoon pool.
- The Deck — all-day dining, international menu, à la carte or buffet. The easy default.
- In-Azia — signature pan-Asian cuisine, indoor and outdoor seating. Award-winning.
- Luna Lanai — beach bar. Afternoon cocktails, romantic evenings, at the sea end of the grounds.
Eating at home & food delivery
Your kitchen is real — not a kitchenette. Most long-stay guests cook at home most nights. For delivery and eating out, here are the reliable options.
Delivery apps that work at Sunvillas
- GrabFood — widest selection in the Cha-Am area. Delivery to the compound gate; the guard will call you or we'll receive on your behalf.
- Robinhood — Thai food specialist, no commission to the restaurant (supports local).
- FoodChow — local Cha-Am coverage, sometimes has restaurants the others don't.
Nearby restaurants we recommend
- Khrua Huai Sai — authentic Thai cuisine, 10 minutes by taxi. A favourite with returning guests.
- Baan Dum Oceanfront Seafood — at Mövenpick Asara Resort, short taxi ride north. Fresh seafood, sunset view.
- The Beach Restaurant — at the Sheraton itself, beachfront. Easy walk through the grounds.
- Fly Now — opposite the compound entrance. Italian + Thai, casual, reliable.
- Tiks Place — left of the main gate. Local Thai and international; the staff know our name.
Groceries
Makro and Lotus's are in Cha-Am, 10 minutes by taxi. Bigger shops in central Hua Hin (15–20 minutes). For fresh produce, the local markets run on different days — ask us and we'll check the current week's schedule.
Getting around
Sunvillas is halfway between Cha-Am and Hua Hin town — about 10 minutes to Cha-Am and 15 minutes to central Hua Hin by car. No transport into town is provided by default, but there are plenty of options and all of them are easy.

Airport transfers
Grab and Bolt work from both Bangkok airports, and pre-booked private transfers are easy to arrange online — the drive is about 2.5 hours. If you'd like a recommendation for a reliable operator, ask us before you fly.

Things to do
Hua Hin town
- Night Market (Chatchai) — every evening, cheap eats and shopping.
- Cicada Market — Fridays and Saturdays only; artisan crafts, food, live music.
- Hua Hin Railway Station — one of the oldest stations in Thailand, historic, free to visit.
- Cooking classes — several Thai cooking schools in town; ask for a recommendation.
Day trips
- Monsoon Valley Vineyard — Thai wine country, 30 minutes inland, restaurant on site.
- Pala-U Waterfall — inside Kaeng Krachan National Park, 90 minutes away, swim at the base.
- Pranburi beaches — quieter beaches south of Hua Hin, 30–45 minutes.
- Phetchaburi town — cave temples and old palaces, 40 minutes north.
Golf
Hua Hin has several championship courses within 30 minutes — Black Mountain, Banyan Golf Club, Royal Hua Hin, Majestic Creek. Book tee times in advance during high season. We can suggest one based on your level.
Spa and wellness
Beyond the Sheraton Spa there are many independent options in town at lower prices. For a special treatment, Chiva-Som International Health Resort is about 20 minutes away — expensive but exceptional.
Electricity & water charges
Utilities are metered and settled at checkout — kept separate from rent so you only pay for what you actually use. Typical usage with air conditioning runs THB 150–350 per day.

How to keep your bill low
- Turn off the two living-room AC units (36,000 BTU each) at night when not in use. This alone typically halves the bill.
- Set the AC to 26°C, not colder. Every degree below uses noticeably more.
- Close doors and windows when the AC is running.
- Use the ceiling fans — they're almost free to run.
Cleaning & laundry
Cleaning during your stay
- Stays 1–5 days: no mid-stay cleaning required — you receive a full Big Clean at checkout at no extra charge.
- Stays longer than 5 days: weekly cleaning is required, THB 800 per clean. Includes fresh linen, fresh towels, bathroom and kitchen refresh, vacuum, mop, bin emptying. Typically scheduled for day 3 or 4 of each week.
- The cleaning fee is requested in advance before check-in.
- Want to skip a clean? Tell us the day before and we'll reschedule.
Personal laundry
We work with a local laundry service for all linen and towels. For personal clothes, the same vendor offers pickup at an additional charge paid directly to them — typically THB 10–20 per item, higher for complicated pieces. Ask our team.

If something breaks in the unit
- Message us on WhatsApp with a photo. We'll respond within 15 minutes during operating hours.
- For anything urgent (water leak, no hot water, AC completely down), we dispatch a technician the same day when possible.
- If a repair can't happen immediately (evening / public holiday), we'll explain and give you a clear next step.
Medical, dental, pharmacy
- Bangkok Hospital Hua Hin — about 25 minutes away, on the far side of Hua Hin; international patients, English-speaking doctors.
- Boots Pharmacy — in central Hua Hin, same chain as Europe.
- 7-Eleven — 24 hours, basic painkillers and supplies.
- Dental clinics — several in central Hua Hin, generally much cheaper than home-country rates.
Check-out
Check-out is before 11:00 am. Late check-out until 1 pm is available on request — just ask us a day before.
Before you leave the apartment
- Dispose of rubbish in the bin (we'll empty it as part of the Big Clean).
- Turn off the main electrical breaker (switch above the kitchen sink). This keeps your bill accurate.
- Leave any leftover food with the guard or our maid (optional — saves waste).
- Return the Sheraton Privilege Card to our staff (we refund the THB 500 deposit).
- Leave the keys on the kitchen counter.
The settlement
Between 10:30 and 11:00 am we'll meet you at the apartment to read the meters together and calculate the final amount. The formula is simple:
- Electricity used × THB 7
- Water used × THB 30
- Weekly cleaning fees (THB 800 per clean) — if paid in advance, already settled
- Minus your refundable deposit → we return the balance in cash on the spot, or collect the difference if usage exceeded the deposit
A small ask — your review
Our small team depends on reviews to find the next generation of guests. If you enjoyed your stay, a short note on Booking.com or Google would mean a lot. Two minutes, and it genuinely helps the next guest find us.
And if you book directly next time, returning guests get a 5% discount. Just message us.
The fine print
Deposit
Refundable, collected on arrival: THB 1,000 per day · THB 5,000 per week · or THB 15,000 per month. We return the balance in cash at checkout after meter reconciliation.
Damages policy
Any damage to furniture, appliances, or fittings is deducted from your deposit at cost of repair or replacement. We photograph any damage before and after, with you present, so the math is transparent. We don't charge for normal wear.
Smoking
Smoking inside the apartment is not allowed. Outside on the terrace is fine — but please don't smoke for long periods directly on the balcony; it affects neighbouring apartments. Use the ashtrays provided and dispose in the bin.
Additional guests
Standard occupancy is four guests. Each additional person is THB 500 per night — a fifth guest sleeps on the master day bed, a sixth on the sofa. Please tell us before arrival so we can prepare linens. Unregistered guests aren't permitted — the apartment is insured and registered for a declared number.
Parties and events
We welcome family gatherings but no full-volume parties. The compound has quiet neighbours who book for the peace. Extra-person fees apply for non-registered visitors during your stay.
Pets
Unfortunately no pets — the condominium management prohibits them in the building. We know this is a disappointment for some guests; we're sorry we can't accommodate.
Important — a private residence, not a hotel
Sunvillas is a private residence in the Hua Hin Blue Lagoon compound — the same grounds as the Sheraton, but independent of the hotel. When passing through the grounds, please be discreet about being a visiting guest rather than a resident. If the guard or any staff asks, simply confirm your unit number.
